Planned & Reactive Maintenance
To supplement our ongoing support to key clients Compass has developed a department dedicated to planned and reactive maintenance to facilitate and improve the whole life cycle costing of their existing buildings.Our team offers bespoke packages, tailored to our clients’ individual requirements, covering all mechanical, electrical and fabric disciplines ensuring complete and continued legal compliance across their stock.
As part of this process the team also offers building improvement and minor works solutions for specific social housing clients, including Bernicia, Kier and Karbon Homes (formerly Derwentside Homes), where minimum move in standards are required to be monitored and maintained for all future tenants. Combined with all other facets of the business this department truly allows Compass to offer a full turnkey solution to all current and future clients.

When it comes to the delivery of residential schemes Compass has a fantastic pedigree in providing knowledge, support and construction know how to assist developers and private clients realise their visions. Indeed the management team has significant experience in the successful delivery of a number of prominent, high quality, new build, refurbishment, and restoration projects throughout the North East. Recent projects successfully delivered include the impressive restoration and conversion of the Grade II listed Heathfield House in to Luxury Apartments. This project was shortlisted for the 2015 RICS Renaissance Award in the Building Conservation Category. Another high quality residential project, detailed in the photo reel, was the full restoration of Steel Close Mill Farm in County Durham following significant flood damage. The project required Compass to work closely with the client and their insurance representatives in order to return this significant property to all of its former glory.
We have capability and experience to oversee commercial projects as principal contractor. Tynecastle House, Prudhoe, involved renovation of a disused factory to be suitable for a modern commercial site hosting offices, furniture showrooms and warehousing areas. The images of the project during the construction show our safe and planned approach to complex works at height to install replacement rooflights on a fragile roof along with other general works on the project.

Compass has expertise and recent experience of working within a live major industrial plant for a multi-national client. The site images reflect work to remove large machinery bases and prepare and install a new floor slab. We worked flexibly to accommodate the day-to-day live and functional operation of the plant. We operated safely as evidenced by total perimeter sheeted fencing of work areas and efficiently to suit the acute time and specification requirements of the client.
